A massive new data center campus could break ground as soon as 2026 on the vacant site for former Landover Mall.

Brightseat Associates, an affiliate of Lerner Enterprises and owner of the vacant site, revealed to the Washington Business Journal that plans for the campus include a cluster of five data center facilities and could accommodate up to 820 megawatts of power consumption, placing it within the “hyperscale” territory.

The project would be Prince George’s County’s largest project to date with some $5 billion in capital investment. Brightseat Associates gained final approvals for 4.1 million square feet of data centers on 87 acres along Brightseat Road. The project will be officially known as Brightseat Tech Park.

So what is a data center, you might ask? Data centers are physical buildings that store computing machines and their related hardware equipment. They contain the computing infrastructure that IT systems require, such as servers, data storage drives and network equipment. 

Data centers have become a major focus for Maryland and Virginia with projects several being announced across the region. These data centers are expected to contribute to widespread economic growth and provide increased sales and property tax revenues, at a local and state level. The boost in revenue can provide significant funding for public education, infrastructure, public health initiatives, capital improvement programs and park and recreation amenities.

Brightseat Tech Park is expected to generate over $53.5 million in annual local tax revenue and $88.6 million in state tax revenue from various economic activities.
